Barcelona is the bulk of our work and demands judgement: Eixample is full of modernista buildings with 3 m+ ceilings, original gotelé render, electrics with no RCD and cast-iron stacks still in service — all of which stretch any refurb. Gràcia and Sant Antoni are dominated by 1930s–60s flats with hydraulic-tile floors we have to protect before touching walls. Ciutat Vella adds narrow building entrances and BCN ASIA façade rules, so we coordinate scaffolding and permits when needed. Sant Martí (22@) is another world: new-builds and offices converted to lofts that drag along under-sized electrical panels. The ZBE low-emission zone and AREA paid parking push us to load/unload early to keep costs down.
